Suburban solid, ready for its update

Waverly Park's bi-levels and split-levels housed Brandon's boom years. Solid, spacious, and overdue for kitchens that match the rest of the house.

Waverly Park is peak Brandon suburbia in the best sense: the neighbourhood where the 1970s and 80s built family life at scale. Bi-levels with their characteristic half-staircases, split-levels with kitchens perched at that in-between landing, two-storeys with room to spare. These houses were designed for families and they are still doing the job.

Their kitchens, though, are pure period piece. Oak cabinets in the honey finish everyone remembers, laminate counters, the fluorescent box light, maybe a pass-through window that was modern once. The layouts often work fine. Everything else is ready for retirement.

Bi-level and split-level kitchens have a specific puzzle: they sit at the junction of the house's levels, which means sightlines matter enormously. Opening the kitchen to the dining area, widening a cased opening, or just removing the visual barriers transforms how the whole main floor feels. We think in terms of flow between levels, not just the kitchen in isolation.

The standard Waverly Park transformation: new cabinetry in a current style (painted Shaker is the crowd favourite for good reason), quartz counters, flooring that unifies the level, and layered lighting to replace the single sad fixture. Add a backsplash with some character and the kitchen jumps four decades in about three weeks.

These houses have great bones and dated kitchens. That is the best possible renovation starting point.

Because the layouts usually work, many Waverly Park projects stay in the sweet spot: transformative but not structural, which keeps budgets sane and timelines tight. If your kitchen still has the original oak and laminate, you are sitting on one of the highest-return updates in the neighbourhood. See what a remodel looks like here.
